Policies

Check-in/Check-out Times

  • Check-in is not guaranteed until 4 pm
  • Check-out is at 11 am
  • If your travel plans necessitate a late check-in please contact us directly for specific check-in instructions.

Peak Season

A minimum of 2 night stays on weekends are required from June 16th to October 15th unless we are able to fill a slot in between bookings then a stay of one night will be accepted on the cabin that is available for that night.

Holidays

A 2 to 4 night minimum stay at Peak Season Rates is required during these holidays.

  • Christmas and New Year's Eve Week (Minimum 3 Night Stay)
  • Martin Luther King, Jr. Weekend (Minimum 2 Night Stay)
  • Presidents Weekend (Minimum 3 Night Stay)
  • Memorial Day Weekend (Minimum 2 Night Stay)
  • 4th of July Week (Minimum 4 Night Stay)
  • Labor Day Weekend (Minimum 3 Night Stay)**

Advanced Deposits

If booking through our online reservation system, the full amount of your stay including tax will be charged to your credit card. If booking by phone or in person, half of the amount of your stay including tax is required at the time of booking. Reservations are held with credit cards only. Checks will be accepted if received within 10 days of booking.

Cancellation Policy

Cancellations and shortened stays made at least 30 days in advance of your arrival will be refunded less a $45 per unit cancellation fee. Cancellations made less than 30 days are non-refundable.

Groups of three or more cabins are subject to a 60 day cancellation period. Written notice is required for any cancellation. Fax is available; E-mail is not accepted.

For bookings made within 6 months of arrival
If cancellation occurs 30 days or more before arrival – fee is $45 per cabin and balance is refunded If cancellation occurs within 30 days of arrival - minus a $45 fee per cabin the remaining deposit can be applied as partial payment towards a future stay until December 15

For bookings made 7 months or more of arrival
If cancellation occurs within 90 days of initial booking– fee is $45 per cabin and balance is refunded If cancellation occurs after 91 days of initial booking and prior to 30 days of arrival - a cancellation fee equal to one-night stay will be deducted from the payments made and the balance is refunded.

If cancellation occurs within 30 days of arrival - a cancellation fee equal to one-night
stay will be deducted from the payments made and the remaining deposit can be applied as partial payment towards a future stay until December 15

Additional Charges

  • Rollaway $10 per night. Must be reserved in advance subject to availability.
  • Cribs $10 per stay. Must be reserved in advance subject to availability.
  • Lost Key Charge: $20 per key.
  • Late Check out Fees will be charged at $10/half hour until departure.
  • Extra $100 Cleaning fee will be assessed to cottages that are left excessively dirty, including kitchens.
  • Damage Fees will apply to any ruined linens, broken or severely damaged furniture, carpet or appliances.
  • You will be billed for any missing items including, but not limited to, pillows, blankets, kitchen utensils, decor & furniture.

Additional Information

  • Pets are NOT allowed in any of our cabins excluding #34 and #38. Click to view the Pet Friendly Agreement.
  • Maximum parking per cabin is one vehicle. Additional vehicles may park in front of the main lodge building at the east end of the parking area.
  • NO SMOKING allowed inside of cabins. Please use ashtrays provided for smoking outside on your porch.
  • Towel and trash service is available on a daily basis. These are non-housekeeping cabins. If you are staying over 4 nights and would like fresh bedding and a tidy please go to the front desk to request this service, we will be happy to accommodate you.
  • To help conserve water and improve our environment, we ask that you hang your bath towels and reuse them during your stay.
  • Dinner reservations for the Back Street Steakhouse are recommended. Please call at 970-627-8144 to make your nightly reservation
  • The Lounge opens daily at 4:00 pm (summer season), winter hours are
    Friday - Monday at 4:30 pm.
  • Back Street Steakhouse open daily at 4:30 pm (summer season)

  • On occasion we host wedding receptions and other special outdoor events at our garden patio area. In the event of live music these events usually end by 10 pm, however, occasionally they will extend until 12 am. If this is a concern, please check our special events calendar 
  • By accepting this confirmation you assume responsibility for maintaining the rental unit and agree to be held liable for any and all fees arising from damage to the unit or resort property. You also assume responsibility for the actions of all members of your party.

  • Rates are per room, per night, based on single or double occupancy and availability.
  • A limited number of cabins may be available at these rates and additional restrictions and blackout dates may apply. Offer & rates are based upon availability.
